Selling Your Home in Austin

WHAT TO EXPECT

Most people are not buying and selling properties every year and therefore don’t know what to expect from their Realtor. I’m on a mission to educate buyers and sellers and raise their expectations of Realtors. You deserve a professional with a consistent and proven method to prepare your home for sale, eliminating as many buyer objections as possible. I am proud to say my clients’ properties have broken the record for highest sold price per square foot in their neighborhoods.

PRICE

An important step in selling your home is pricing it correctly from the onset. Research shows that overpriced homes take longer to sell so it’s crucial that your initial price matches market expectations. If it’s priced too high, it will scare buyers away. Priced too low, means you leave money on the table.

Your home has a value range and sometimes that range can be tens of thousands of dollars depending on the upgrades and condition. The goal is to prepare your home to sell at its highest potential value for today’s market.

PREPARE

You never get a second chance to make a first impression, so if you want to get top dollar for your home, we must present it at its very best. You and I will walk through your home to help you identify and prioritize home repairs and improvements that provide the best return on your investment and attract the most buyers. I will connect you with reputable contractors who can get the job done. I also provide a complimentary staging with an award-winning stager because staged homes sell 42% faster and for 10% more per square foot.

MARKETING

My entire professional career has been in marketing and advertising and this is one of several areas where my clients have the advantage. Once we have prepared your home for market and have it professionally staged and photographed, we want as many buyers as possible to see it. I build and execute online, social media, email and print marketing campaigns designed to reach potential buyers wherever they might be looking.

NEGOTIATIONS

Successfully negotiating a real estate contract is more of an art than a science. Unfortunately, this is where inexperienced agents can cost a lot of client money and many sellers never know what was lost.

When you receive an offer, or multiple offers, having an agent with a proven track record of bringing buyers and sellers together can make a huge impact on your final sales price. I am a skilled negotiator trained on the 37 buyer outs in a Texas Real Estate contract. This expertise reduces your risk and vulnerability. I will help you get the highest price a potential buyer is willing to pay with the best terms, shortest contingencies, fewest repairs, and lowest seller closing costs. Rather than approaching negotiations from an adversarial winner-take-all perspective, I focus on your top priorities and strive to keep emotions from overrunning the process.

CLOSING

While your home is on the market I will provide regular status reports of your top prospects, feedback from all your showings so we can address any comments and online traffic reports from Homes.com, Zillow and realtor.com. Once your home goes under contract, I will manage all deadlines to make sure you and the buyers follow all contractual obligations to a smooth closing.

PEACE OF MIND

The biggest risk to sellers is around the issue of disclosure. This is where our industry sees the most litigation. At no cost, I provide Sellers Shield, a liability protection tool that offers support in disclosing information about your property.

I also offer a complimentary seller’s home warranty coverage during the time your home is on the market through closing. If something breaks that is covered under the home warranty, you only pay the $75 service fee for the repair or replacement.

You deserve nothing less than an experienced professional who will ensure you get the highest return on your largest investment.
